Maintenance Coordinator

The time commitment for this part-time position is a maximum of 15 hours per week. The exact hours worked each day and week will be determined by the needs of the properties and tasks to be accomplished that week. As much of the work will be taking place at the properties, and outside the TCP office, there is no required time to be in the office. Properties are defined as TCP properties that house tenants for short-term and long-term housing. It does not include the TCP office property.

Essential Functions

  • Manage and lead the maintenance team volunteers. Communicate maintenance needs and keep them updated on TCP to ensure they feel like a contributing member of the TCP team.
  • Getting repairs, identified at the property turnover exit inspection, completed in a timely manner by doing them yourself, using volunteers or hiring vendors (with prior approval if needed).
  • Be the point-of-contact for the families for all maintenance or cyber lock issues identified at any time while the family is living in the property. Getting repairs completed in a timely manner by doing them yourself, using volunteers or hiring vendors (with prior approval if needed).
  • Reply to tenant issues in a timely manner during working hours and reply to tenant emergency issues immediately
  • Assist with maintenance items for any new properties acquired.
  • Address issues of repair that are of a nominal dollar amount without prior approval. Using volunteers or hiring vendors as needed.
  • Submit all receipts of purchases for TCP to the Office Manager, identifying the property the expense is related to, including those made using TCP’s Lowes credit card.
  • Communicate with Intake Specialist and Properties Coordinator regularly regarding tenant move-in and out dates, maintenance issues and their status, group project needs, updates, etc.
  • Co-chair the monthly Properties Committee Zoom call meetings; create agendas and facilitate meetings.

Non-Essential Functions – Other duties as assigned

These are tasks that are not critical to the primary responsibilities of the job. While they may be part of the role, they are not the main focus. For example, non-essential functions might include attending team-building activities, assisting other departments with tasks, helping with office organization and administrative tasks, engaging potential special projects, covering for colleague absences and handling new tasks that come up due to organizational structure.

  • Performs other duties and responsibilities as required or requested.
  • Assist with furniture moves or any other labor related tasks requested by the Properties Coordinator in instances when volunteer labor is not available.

Qualifications

Qualifications are a combination of education, related experience, knowledge, skills, and abilities. The judgment of an acceptable equivalent combination of qualifications is the responsibility of management.

Education Level

High School Diploma with a focus or experience as a Handyman or General Contractor

Experience and Certifications

  • At least two years of previous experience in handyman work or general contracting.
  • Able to use Microsoft office suite.

  • This position is responsible for the overall maintenance and repair of properties owned or leased by The Carying Place.
  • Ability to work effectively in a deadline-driven, multi-priority environment; exhibit consistent usage of effective time management skills and appropriate resource management; communicates interferences and delays to supervisor.
  • Provides others with timely and organized information; provides clear directions, shares responsibility and accountability; includes and consults with appropriate individuals as needed.

Physical Requirements

This position requires:

  • Normal periods of sitting and standing in an office environment are possible.
  • Lifting and/or pushing objects upwards of 50 lbs. on an occasional basis
  • Extended period of standing at times.

Working Conditions

Work is performed inside and outside properties.  Level of noise is usually quiet in work environment and temperature controlled.  This position may require weekend and emergency repair calls and work.
